I
have been giving you recaps and updates from the previous Parts
of my Active Adult 4 Less article featuring some
great homes and lifestyle communities that I have researched in
my quest to show you some of the very best values across the
USA.
Part X was a departure from the previous Parts (I – IX
wherein I referenced several different communities in each
Part). In Part X what I discovered was so dynamic that I had
just one community to tell you about. Read on and you’ll see
why…
It’s true that
one man’s pain is another man’s gain and that phenomenon has
been happening within the new home building industry. Some of
the builders and developers surviving in these unique economic
times have begun picking up the pieces of those ill-fated
companies felled by the mortgage meltdown of 2008 and the
subsequent residential market correction.
Such
was good fortune of Avatar Holdings who acquired the partially
built and developed community
Seasons at Tradition in Port St. Lucie, Florida along with a
substantial number of completed ‘spec’ new homes and models (as
a result the demise of the former builder/developer, Levitt &
Sons).
Seasons is a
55+ enclave within the master planned community called Tradition
(hence the name Seasons at…) and it is one of seven
residential neighborhoods altogether within the community.
Seasons is a gated 488 acre adult community enclave within the
8,300 acre master planned and mixed-use community of Tradition.
(Seasons plans for an eventual total of 1,208 homes within their
enclave.) After all of the completed spec homes and models have
been sold, Avatar will have 1,000 lots remaining to (eventually)
build on.
The developer
has been holding a massive blow out sale and has liquidated a
large number of ‘spec’ homes as well as some of the
furnished models that the Levitt & Sons left behind when they
tanked. Altogether a total of 70 of the 84 ‘spec’ homes,
plus 4 of the 12 furnished models (some of which are on great
waterfront lots), have been sold. Still remaining and ready to
own are about 14 spec homes with blow-out prices from $99,000 to
$197,000 as well as 8 furnished and decorated models priced from
just $199,000 to $325,000.
Without a doubt
those represent some of the greatest examples of Active
Adult 4 Less that I have come across since I began this
ongoing article.
The developer
has future plans to build a neighborhood resident
clubhouse with swimming and fitness facilities within
Seasons at Tradition.
Representatives
of Avatar say they will likely not begin building new homes in
the development for some (undetermined amount of) time to come
while they wait for the Florida residential housing market to
complete its correction. So, keep in mind that just under 200
homes are actually built and currently occupied out of a total
of 1,200 planned…

In
Part XI I discovered a 2 bedroom, 2 bath condo in Lewes,
Delaware (just 4 miles from the beach) situated in the community
of
Bay Crossing which was (at the time of initial writing)
priced to sell at only $169,000! The 2nd floor
condominium was built in 2004 is nicely situated within the
complex close to the pool.
Call Nasi to get the details on this home (which, by the
way, has now been reduced to $159,900) and all of the other
great offerings within Bay Crossing. Note that Bay Crossing has
55+ age-restricted single family and townhome enclaves within it
(with prices much higher), but the condos are age-targeted, not
55+ (and that means open to all ages)…
And,
while we are talking of Delaware, how about a brand new home
built by the well known and respected Wilkinson Builders in the
55+ lifestyle community of
Spring Meadow in Smyrna, DE and priced starting (for a
limited time) at just $184,900!
What?
You want Active Adult 4 Less than that?? No
problem!! I have discovered some exceptional values in a
resident-owned gated golf community,
